9 Point Marketing Plan to Sell Your Home
This document describes my 9 point marketing plan to sell your property. As your listing agent,
I will:
1) Prepare data sheets and provide an in-depth comparative market analysis.
Benefit: Make sure you can get the best possible price in the shortest amount of time in today’s market.
2) Help you “stage” your property.
Benefit: Assure that it “shows” as well as possible to potential buyers.
3) Submit the property data to Mid-Florida MLS (includes Sarasota, Manatee, Venice, Englewood, Port Charlotte, Osceola, Tampa, West Volusia, Orlando, East Polk, Bartow, East Pasco, Greater Lake, Lake Wales and Lakeland.)
Benefit: Exposes your property to thousands of professional realtors throughout Florida.
4) Enter your listing on the Internet on Real Estate Websites including: weichert.com, weichertsrq.com, realtor.com, yahoorealestate.com, nytimes.com, realestate.com, trulia.com, longboatkey-real-estate.com and on my personal website: marybernas.com. (In addition, over 300 websites have linked to www.marybernas.com.)
Benefit: Gives maximum exposure to potential buyers around the world.
5) Send full color Mailers including photos and property description to a targeted list of prospective buyers.
Benefit: An excellent way of announcing your home for sale to buyers looking for your type of property.
6) Send Broadcast E-mail of property details to over 45,000 Florida Realtors and Send announcements with property information to the top 150 Sarasota County Real Estate agents.
Benefit: Other realtors will be aware of your property and promote it to their prospective buyers.
7) Pre-qualify all of my potential buyers.
Benefit: Ensures that your time in making your property available for viewing isn’t wasted on window shoppers.
8) Provide professional representation during contract negotiations.
Benefit: As an experienced Realtor® in the Sarasota marketplace for over 8 years, I often know the agent on the other side of the transaction. My ability to gain valuable insights into the buyer’s motivation, background, and financial qualifications can be extremely useful as negotiations continue.
9) Provide weekly “Market Service Reports” via e-mail or postal service.
Benefit: Keeps you up-to-date on market conditions, feedback on showings, and all other efforts performed on your behalf.
